Item 8.01. Other Events.

 

On February 27, 2018, J.P. Morgan Chase Commercial Mortgage Securities Corp. (the “Depositor”) caused the issuance, pursuant to a pooling and servicing agreement, dated as of February 1, 2018 (the “Pooling and Servicing Agreement”), among J.P. Morgan Chase Commercial Mortgage Securities Corp., as depositor, KeyBank National Association, as master servicer, CWCapital Asset Management LLC, as special servicer, Wells Fargo Bank, National Association, as certificate administrator and as trustee, and Pentalpha Surveillance LLC, as operating advisor and as asset representations reviewer, of the Benchmark 2018-B2 Mortgage Trust, Commercial Mortgage Pass-Through Certificates, Series 2018-B2, which represent, in the aggregate, the entire beneficial ownership in Benchmark 2018-B2 Mortgage Trust (the “Issuing Entity”), a common law trust formed on February 27, 2018 under the laws of the State of New York pursuant to the Pooling and Servicing Agreement. A copy of the Pooling and Servicing Agreement was filed as Exhibit 4.1 to the Form 8-K filed by the Issuing Entity with the Securities and Exchange Commission on February 27, 2018.

The mortgage loan identified as “Red Building” on Exhibit B to the Pooling and Servicing Agreement (the “Red Building Mortgage Loan”), which is an asset of the Issuing Entity, is part of a loan combination (the “Red Building Whole Loan”) that includes the Red Building Mortgage Loan, one pari passu companion loan and three subordinate companion loans, which are not assets of the Issuing Entity.  The Red Building Whole Loan, including the Red Building Mortgage Loan, is being serviced and administered under the Pooling and Servicing Agreement.  The Red Building Mortgage Loan represents 2.7% of the asset pool of the Issuing Entity as of its cut-off date.

 

Pursuant to Section 7.01 of the Pooling and Servicing Agreement, CWCapital Asset Management LLC was removed as special servicer with respect to the Red Building Whole Loan and BREF Partners Special Servicer LLC, a Delaware limited liability company, was appointed as the successor special servicer with respect to the Red Building Whole Loan. The removal of CWCapital Asset Management LLC as special servicer and appointment of BREF Partners Special Servicer LLC as successor special servicer with respect to the Red Building Whole Loan is effective as of May 14, 2020. The principal servicing offices of BREF Partners Special Servicer LLC are located at 250 Vesey Street, 15th Floor, New York, New York 10281.
