Item 8.01. Other Events.

As of February 28, 2011, the Company has pre-leased 50% of its yet-to-be-built CH1 Phase II development in Elk Grove Village, Illinois, which is an increase of 21% from the previously announced February 8, 2011 pre-leasing of 29%. Since February 8, 2011, the Company executed one new lease with an existing tenant of CH1 Phase I, which is expected to commence at the opening of CH1 Phase II in the first half of 2012, representing 3.9 megawatts of available critical load. In exchange, the Company agreed to take back 0.9 megawatts of available critical load from this tenant in CH1 Phase I effective immediately. This lowers CH1 Phase I commenced leases from 100% to 95%. For the five leases and pre-leases executed throughout the portfolio in the first quarter of 2011 to date, the weighted average lease term is 7.9 years.
